# Costs of buying a house in Rotterdam

An overview of costs before, during and after buying a house in Rotterdam, from own funds and mortgage to maintenance.

## Think in four cost groups

Buying a house in Rotterdam brings costs at different moments. Place them side by side before choosing an offer:

1. **Before purchase:** mortgage advice, valuation, building inspection and possible buyer-agent fees.
2. **At transfer:** notary work, transfer tax and amounts assigned to you by the purchase agreement.
3. **Before moving in:** transport, furnishings, insurance, utilities and small changes.
4. **While living there:** mortgage, local taxes, maintenance, energy and VvE charges.

## Own funds and mortgage

A mortgage indication gives an early view of what may fit your income and debts. Your own budget also needs room for costs outside the mortgage and a reserve after the keys change hands.

For an apartment, include the VvE budget, reserve and planned work in your assessment. For a leasehold home, ask about payments and conditions. These details can change the monthly cost while the asking price stays the same.

## Make uncertainty visible

Mark each amount as known, likely or still to be checked. Ask the notary, lender and inspector for written estimates. Keep quotes, conditions and dates in the same purchase file.
